We’ve chosen to initiate the Right to Manage (RTM) process because the value of service we’re receiving simply isn’t good enough. Service charges rise every year, yet issues go unfixed, communication is poor, and there’s no transparency in how decisions are made. As residents, we deserve better.

By pursuing RTM, we as leaseholders gain the legal right to take control of how our building is managed. This doesn’t mean self-managing — instead, it allows us to appoint a professional managing agent on our terms, with clear service-level targets, cost transparency, and regular communication built into their contract.

How it works

We’re fortunate to have the support of Richard Delaney from HAUS Block Management, an experienced RTM project manager, guiding us through the process on a no-win, no-fee basis. The final cost is £95 + VAT per flat, with nothing payable upfront — costs will be recovered through the service charge. Compared to the long-term savings and improvements, this is a modest investment.

Once we reach 50% membership, the RTM process typically takes around five months.
